02 / What's Included

Three services.
One trusted neighbor.

Most home watch companies are quietly running route checklists from across the county. I live in Gateway. That means I can be at your door in minutes when something needs attention — and that I have a personal reputation to protect on every visit.

Hurricane Prep & Documentation

When a storm enters the cone, you don't want to be on the phone trying to find someone. Pre-storm prep secures the property and creates a video baseline of the home for your insurance carrier — before the wind shows up.

  • Patio furniture, planters, and loose items secured
  • Full interior & exterior video walk-through
  • Insurance-ready documentation delivered to you
  • Post-storm inspection as soon as roads are clear
03 / Pricing

Honest pricing,
in line with the industry.

Standard pricing is built around homes up to 3,000 sq ft. Larger homes, estates, and pool-and-spa properties are quoted individually after a walk-through.

04 / About

I'm not a service.
I'm a neighbor.

My name is Keegan, and I live in Gateway. For years, I've been quietly looking after homes for friends and neighbors when they head north for the summer — checking on AC, watering plants, watching pets, and walking the property after every storm.

Word got around. What started as favors became a real responsibility, and as we head deeper into hurricane season I decided to do this the right way: a real business, real documentation, real commitment to the people who trust me with their second home.

When you hire me, you're not getting a route driver from another zip code. You're getting a neighbor who lives down the street, who can be at your door in minutes, and who has a personal reputation in this community to protect on every single visit.

05 / Common Questions

Questions
worth asking.

If you don't see your question here, send it through the contact form below or call me directly. I'd rather answer a hundred questions up front than have you wonder what you're paying for.

Every visit follows a fixed checklist that covers the full interior and exterior of your home. I check AC operation and temperature, look for any signs of water intrusion, walk all ceilings and around plumbing fixtures, scan for pest activity, verify doors and windows are secure, and inspect the exterior for any storm or landscaping issues. After every visit you receive a digital report with photos by end of day.

Because I live in Gateway, I can typically be back at your home within 15 to 30 minutes if something needs immediate attention. For after-hours emergencies, you have my direct mobile number — not a switchboard.

Yes. As soon as a storm enters the cone of concern for Lee County, I reach out to all active clients to confirm their pre-storm plan. The pre-storm package includes securing all loose exterior items, walking through the home with video for insurance documentation, and a post-storm inspection as soon as it's safe to drive.

Absolutely. Pet sitting is offered as drop-in visits and can be added to any home watch package or scheduled standalone — for example, when you're traveling for a long weekend and need someone to feed and walk the dog.

There are no long-term contracts. Service is month-to-month and can be paused for the season when you're back in residence. You'll receive a digital invoice each month payable by card, ACH, or check.

Two visits per month is the industry standard set by the National Home Watch Association, and most homeowner's insurance carriers will not honor a claim for water damage if the home went unchecked for more than 14 days. A pipe can fail any day; the question is how long before it gets caught.
